Good photos reduce guesswork and help you compare apples-to-apples bids. Complete this before anyone climbs a ladder.

Exterior — all slopes

  • Wide shot of each roof plane (front, back, garage, porches)
  • Close-ups of ridge, hips, valleys, and pipe boots
  • Gutter condition and downspout discharge points
  • Chimney, skylight, and wall flashing intersections
  • Evidence of prior repairs (mismatched shingles, caulk-only fixes)

Attic & interior

  • Daylight through decking or soft spots when walking carefully
  • Water stains on decking, rafters, or ceiling drywall
  • Ventilation: ridge vent, soffit baffles, bath fan terminations
  • HVAC or electrical lines that cross the attic path

Documentation to gather

  • Approximate roof age and prior contractor (if known)
  • Insurance policy deductible and storm claim history
  • HOA or historic district rules if applicable
  • Solar or HVAC plans in the next 24 months
